After soliciting and reviewing ten different landscape providers, the Board and Landscape Committee are proud to announce that we have awarded the Behrens Ranch Property and Common Area Maintenance Contract to Native Land Design. This is the conclusion of a six month process which included an extensive request for proposal (RFP) effort, face-to-face meetings with several potential providers, and extensive contract negotiations. This new contract will become effective February 1, 2010, so you will begin to see a different group performing the maintenance and mowing of our property. All Native Land Design vehicles should be clearly marked with the Native Land Design logo and information, and all crew members on property should be dressed in maroon shirts, tan hats, and highly visible vests. Native Land Design was selected by the Board based on many factors, but Native clearly stood out on overall services and capability to manage a property of our size, provided an extensive list of references, including Sun City in Georgetown, and probably the factor that most people care about is a very attractive annual cost. At this point, the Board expects our annual savings to be approximately 20- 25% from our current contract. The Board and Landscape Committee is anticipating utilizing some of this savings to perform some much needed landscape repair, replace several dead trees and plants from the drought last year, as well as per-form some long overdue irrigation repair.

While we expect the transition to Native Land Design to be seamless for most of our services, it may take a few months for them to become familiar with our property and for us to work with them to shape the service to our preferences. If you notice anything that needs attention, please provide Certified Management, the Board or the Landscape Committee with details, and we will facilitate communication to Native Land Designs. Please do not contact or approach the landscape company directly.

Lastly, the Board would like to send a special Thank You to the Landscape Committee and the other residents for their input and efforts throughout the entire process.

The Behrens Ranch Annual Holiday Party will take place on Sunday, December 6th at the amenity center. Note the earlier start this year, as it will take place from 2:00-5:00pm. Santa will be visiting from 2:30-4:30 and we will have a photographer there to take your picture with Santa. We’ll have lots of holiday crafts for the kids and yummy refreshments! Please join us during this festive time of year!

The Holiday Lights Contest will be judged by the neighborhood elves on Wednesday, December 16th. So get those displays up and ready to go for your chance to win neighborhood bragging rights!

We don’t want anyone to be unduly alarmed when these training drills take place next week:

Flashing lights, police tape, a mobile command post, and emergency responders and their vehicles will all be part of an all-day, regional training exercise taking place in Round Rock on Tuesday, November 3, 2009.

Emergency responders from the City of Round Rock and throughout Williamson, Travis and Hays counties will be participating in an annual exercise designed to simulate a disaster scenario requiring regional Chemical, Biological, Radiological, Nuclear and Explosives (CBRNE) Task Force Teams to work together in a coordinated response.

The exercise will include staging areas at the Dell Diamond parking lot and nearby utility facilities on U.S. 79.

Exercise participants do not want to upset the community and are asking residents near the event to communicate to friends and neighbors there is no cause for concern. Attempting to watch the exercise is not advised, as bystanders could endanger themselves and impede emergency vehicle access during training.

The exercise enables emergency responders to practice plans created in response to a request from the Governor’s Division of Emergency Management in 2005 for the development of regional response plans for Texas. For response plan purposes, Texas has 24 regional councils of government (COG). The counties of Bastrop, Blanco, Burnet, Caldwell, Fayette, Hays, Lee, Llano, Travis and Williamson make up the Capital Area Council of Governments (CAPCOG).

This year’s Behrens Ranch Halloween Festival will be on Friday, October 23rd from 5:30-7:30pm at the Amenity Center. Please come dressed in your Halloween costumes. We’ll have a hay ride, a photo area, moonbounce, bubbles and food for all!

The Board would like to urge all residents to make every attempt to attend the Annual Homeowner’s Association Board Meeting on Wednesday, October 14th at the Amenity Center. Registration will start at 5:45pm with the meeting starting promptly at 6pm. This will be the first annual HOA meeting since the election of residents to the Board.

Behrens Ranch will be having the fall neighborhood garage sale on Saturday, September 26th with a start time of 7am.

Ads will be placed in the Austin American Statesman and on Craigslist, and signs will be up at the front of the neighborhood the week of the sale.

The City of Round Rock announced mandatory water restrictions starting today.

Because of the ongoing drought and triple-digit temperatures, the Brazos River Authority has directed its customers who access water from Lake Georgetown to implement Stage 2 Drought measures, which for the City of Round Rock means transitioning from voluntary to mandatory watering restrictions.

Here are some important highlights:

• Outdoor irrigation with hose end sprinkler, soaker hose, drip irrigation only on water day(s), not between 10 a.m. and 7 p.m.
• Watering days for single-family residential customers are Wednesday and Saturday for odd-numbered addresses, and Thursday and Sunday for even-numbered addresses.
• Watering days for commercial/industrial/institutional/municipal/multi-family customers are Tuesday and Friday.
• Outdoor irrigation with a permanently installed automatic irrigation system on water day(s) only between midnight and 10 a.m.
• Watering with a hand held hose or bucket is allowed anytime.
• Violation of the mandatory restrictions is a Class C misdemeanor, punishable by a fine not to exceed $2,000.
